Please be prepared to pay the application fee as outlined below. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.
To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income.
In order to qualify, Applicants must meet one of the following financial qualifications:
- 650+ Credit Score AND 3x Income Monthly Base Rent
- 650+ Credit Score AND 5x Monthly Base Rent in Cash Assets
- 580-649 Credit Score. Applicant will be required to purchase a 6 month surety bond from Rhino Insurance company
-550-580 Credit Score .Applicant will be required to purchase a 12 month surety bond from Rhino Insurance company
- International Prospective Residents without a social security number will be required to submit an application with the guarantors for approval
- No Credit Established AND 4x Income Monthly Base Rent
- No Credit Established AND 5x Monthly Base Rent in Cash Assets
- A co-signer that meets requirements listed below
In addition to all of the following:
- Factually Correct Application
- Favorable Rental History
- Favorable Criminal Background
- A photo ID from every applicant. If renting sight unseen, we require a secondary form of photo identification along with the application.
If Applicants are applying with one or more persons to a unit (or bedroom):
- Credit requirements are per person
- Income / Cash Requirements are combined
- All other qualifications are per person
A co-signer must meet one of the following financial qualifications:
- 650+ Credit Score AND 2x Income Monthly Base Rent
- 680+ Credit Score AND 4x Monthly Base Rent in Cash Assets
Don't have a co-signer? We do offer third party co-signer services through The Guarantors (International Prospective Resident) and Rhino (Domestic Prospective Residents), a third party insurance company. If you are interested in pursuing one of these option, please let us know. If the applicant elects to work with The Guarantors, approval is subject to the sole discretion of The Guarantors. The issuance of the insurance bond on behalf of the prospective resident to Ditto Management rests solely with The Guarantors ability to issue such bond. If an applicant is international with no Social Security Number, the applicant may still be approved for an apartment through The Guarantors as well. Restrictions may apply, see leasing agent for details.
In addition to:
-Factually Correct Application
If Applicants are applying with one or more persons to a unit (or bedroom), and there is more than one co-signer:
- Credit requirements are per person
- Income / Cash Requirements are per person, based on the entire monthly base rent
- All other qualifications are per person
- Any single co-signer is responsible for the entire unit. This means that only one fully qualified co-signer is needed in order to approve all applicants.
- If more than one person is applying for the apartment, a qualified applicant for the apartment can be the co-signer for the unqualified applicant, but will need to meet all co-signer qualifications including the higher credit score.
Each resident over the age of 18 must submit a separate rental application.
If the application falls under any of the below listed criteria:
- Denied
- Approved with conditions
- Applicant is an international with no Social Security Number, the applicant may still be approved for an apartment through The Guarantors (see above).
